New Victoria Apartments, Manchester
BM Architectural supplied the sleek, fire-safe, aluminium railings installed at the edges of all balconies and terraces on the ‘New Victoria’ apartments in Manchester, UK.
The New Vic as it’s known following completion, is a luxury high-rise development comprising 520 new homes set across two towers, standing 20 and 25 storeys high. Designed for modern urban living, it offers residents premium amenities, including a co-working space, gym, cinema room, shared dining area, and a private roof garden.
Given the project's scale and constrained city-centre location, the balustrade solution needed to be lightweight and easy to install, in addition to being fully compliant with edge protection and fire safety regulations, and contribute to the bold architectural design. The EazyRail A2 Aluminium Railing system from BM Architectural, in both the J1 Juliet balcony style and the W2 version featuring a modern fascia plate, was the ideal choice.
EazyRail is available in any colour, and for this project, it was specified in the same grey RAL colour as the external door and window frames. This consistent, dark metal finish contrasts stylishly with the building’s yellow cladding, helping create the striking, contemporary look.

Designed to comply with relevant safety regulations, the EazyRail system is load-tested up to 1.5kN/m and stands 1100mm high when installed. It meets all external edge protection requirements for single-family apartments and medium-duty applications, including areas containing tables and chairs where people may gather, such as the garden roof terrace.
Prefabricated offsite in modules and significantly lighter than steel, EazyRail enabled a quick and efficient installation.
As part of our Class A fire-rated product range, it meets stringent fire safety regulations for mid- and high-rise residential buildings. All external construction materials used on these buildings, including balconies, must now achieve a reaction-to-fire classification of A2-s1, d0 or better, making EazyRail a fully compliant, fire-safe solution.
